About the Event

They are out there in our co-ops, on our boards, in our co-op offices, and inside of you. Those of us who believe that your right to be heard, exercise your vote, and plan your future are essential parts of every co-op member’s life. You are the Co-op Super Heroes.

Join a few hundred of your fellow Co-op Super Heroes for a day of networking, learning and laughing with great food, good friends and terrific music. We are back at White Oaks Resort in Niagara on the Lake for our annual Winter Workshops on January 25th, 2025.

With an expanded program that includes a light breakfast, opening ceremonies, a keynote speaker, an Indigenous Sacred Fire, more time for networking, one full-day workshop and 15 half-day workshops, a delicious lunch, and an expanded vendors expo. 10 workshops will be available in-person and online and 6 will be available in person only.

Full day registration costs $200 and includes light breakfast, a morning workshop, buffet lunch, an afternoon workshop, and access to the Vendor Expo.

Bullying – How to Recognize, Work With and Protect Against It

In most democratic organizations like your co-op, members develop and hold strong views. Sometimes, those views are taken too far and cause harm to those who disagree.

This workshop will help you identify instances in which strong opinions can overstep decision-making and become bullying. Learn how to preserve democracy without creating victims and manage bullying behaviour of different varieties. In-person only.

Aging in Place – Accomodations for Evolving Abilities

This workshop will walk you through the entire process of accommodating your members who have specific needs. From your co-op’s legal responsibility to accommodate to inclusive planning and practical steps to take throughout the process, it is all covered here. The Accessibility for Ontarians with Disabilities Act has been an important part of the co-op legal landscape since 2005. Customer service standards under the Act were imposed on all Ontario Organizations in 2008. This changed how all co-ops interact with the public and their members. 2025 was to be the year that Ontario would be a fully accessible province. Join Celia Chandler as she explains your responsibilities under AODA, and what training your members and directors need. In-person and online.

Housing charge arrears have become a major problem for many co-ops as we continue to recover from the pandemic and the extreme inflation it brought our way. Housing co-ops rely on management for the day-to-day functioning of their co-op. Staff managers hold knowledge of key information and processes that keep the co-op running smoothly.

So, what do co-ops do when staff are sick, move on to a new job, or retire? How can co-ops plan to ensure that transitions between staff are seamless, information isn’t lost, and work isn’t duplicated?

In this interactive workshop, we will explore tools co-ops can put in place to ensure they have the information required to keep their co-op operating at full capacity. In-person and online.

Tipachimowin: Finding Your Voice, Finding Your Story

Michael Etherington (Indigenous Relations Consultant and Manager, Indigenous Relationship YMCA for the GTA)

In the Omushkego-Cree language Tipachimowin means “sharing a story” and the keynote and workshop aims to promote a dialogue on supporting the continued learning in your personal journey of reconciliation. As we continue on the path of reconciliation in Canada, Michael aims to educate and promote the concept of a “Duty to Learn” in alignment with the TRC 94 Calls to Action, United Nations Declaration on the Rights of Indigenous Peoples and 10 Principles of Reconciliation from the TRC final report. In promoting historical literacy and contextual understanding on treaty lands, Michael will close the session with improving awareness of treaty principles in practice towards concepts regarding cultural advocacy, cultural exchange and cultural humility through an Indigenous lens while promoting dialogue & discussion with attendees. Unit Inspections

We will cover everything from what goes into a good inspection program to the methods of capturing the data and using it to plan repairs, make capital replacement plans, manage fire safety, mitigate insurance risk, and protect your homes and members. We will be joined by fire prevention officials, maintenance experts from Rona Hardware, and several other agencies, who will help simplify the inspection process while making it affordable and effective for your co-op. Without a strategic plan, housing co-ops struggle to determine long-term goals, set budget requirements and attract and retain effective board members. What will your housing co-op focus on in the coming 2-5 years? The development of a strategic plan can provide stability, sustainability and direction for your housing co-op. In the post-pandemic experience of leading in co-op housing, more boards and managers are opting to create a longer-term plan for the activities and resources of their co-op. In-person and online.

Behavioural Challenges: The Threshold for Eviction

Safia Lakhani, Hunter Stone (Iler Campbell LLP)

Noise complaints, unit clutter, and other disturbances, including co-operatives, are commonplace in shared housing. In this session, we will review how to proactively manage behavioural issues among members. We’ll also review the steps in securing an eviction, if all else fails, and how to make your best case before the Landlord and Tenant Board. Finally, we will discuss the intersection of behavioural issues with grounds protected under the Human Rights Code to ensure that co-ops are properly fulfilling their duty to accommodate. Don’t miss this valuable primer on the threshold for behavioural evictions. In-person and online.

Organizational Tea: A Hands-on Workshop to Adopt the New By-law

Has your co-op adopted the new Organizational By-law? If not, this workshop is for you! We’ll be reviewing the rationale for the new bylaw, the options your co-op should consider, and what practical tools you will need to apply the changes.

EOM Workshop for Staff

The end of your mortgage term (EOM) means your co-op changes from a group of home owners to a small business.

These changes affect your:

  • funding/financing resources
  • property management model
  • government programs
  • membership requirements
  • deferred repairs schedule

This workshop focuses on the staff’s important role in EOM, including supporting the board through EOM preparedness, and supporting EOM activities for directors and members. All HSA co-op staff are invited!

From Member Intake and Selection to Integration

Local federations receive many inquiries about member selection resources, how to process membership applications, and the member intake process. Learn how laws, policies and by-laws govern your member intake process and what tools you need to ensure that you are following a robust and transparent path.

EOM and the Role of the Consultant

This workshop is designed for Ontario HSA co-ops coming out of mortgage and explores how the co-op’s Board of Directors navigates the end-of-mortgage (EOM) process, with the assistance of local federations and a dedicated EOM consultant.

Part of the discussion will address the EOM process and what support is available.

About the Event

We are thrilled to announce that our Winter Workshops and AGM event will be held at White Oaks Resort and Spa just off the Q.E.W. in Niagara on the Lake, right across the street from the Niagara Outlet Mall. We are presenting two all-day workshops and twelve half-day workshops.

GHCHF is proud to have the following presenters at this year’s winter workshops: Celia Chandler, Deputy Executive Director at CHFT; lawyers Safia Lakhani and Michael Hackl from Iler Campbell LLP, accredited mediator Shawn Conway, Peter Gesiarz, Dawn Richardson, Caroline Chapman, and Owen Carnahan from CHF Canada, Catriona McCallum and Heather Kennedy from the Agency for Co-operative Housing, Chris Davey from The Co-operators Insurance, Kirk Lynn from Q.W. Difficult conversations often lead to difficult decisions around the board table. Shawn will provide you with the tools and strategies to have those difficult conversations and make fair decisions while maintaining integrity.

Board Legal Obligations: There’s a Lot to Know – Celia Chandler

Have you ever considered the dizzying array of legal obligations a co-op’s board faces? We will break down the board’s obligations and show you what steps to take before, during, and after meetings. Using a case study, we help you put what you learned into practice while we let you know where your board can get help when needed. In-person and online.

The Truth About Evictions – Safia Lakhani

There are the procedures you must follow in your co-op, and then there is the process you must go through at the Land Lord and Tenant Board. Safia will provide a step-by-step overview of your co-op’s internal procedures and a sobering look at what you can expect at the LTB once you decide to evict. In-person and online.

NewViews Tips and Tricks – Kirk Lyn

Aimed at co-op staff people, this workshop will provide an update on NewViews Accounting and Maintenance (Work Orders and Unit Inspections) features and tips to help you be more productive. Bring your questions and see if you can stump the expert. In-person and online.

HSA Co-op’s End of Mortgage Service Manager Panel – Peter Gesiarz

If you live in an HSA co-op, new legislation requires that you negotiate with your service manager when your mortgage is paid off. Join Peter as he moderates a discussion with various service managers as they explain their plans for your co-op’s end-of-mortgage. In-person and online.

Multi-Generational Co-ops – Angie Armstrong & Sarah Burnett-Murray

What happens when an expert in aging and a children’s author who both have a wealth of co-operative housing experience get together? You get terrific insight into making your co-op truly inclusive and ready for governance renewal. This workshop will help you make your co-op a home for everyone. In-person and online.

The Board As Employer – Heather Kennedy

This workshop will teach you the board’s responsibilities in supervising, evaluating, and directing your management staff. In-person only.

Messy Human Dramas – Celia Chandler

How do you deal with sticky situations in your co-op? When human rights trumps all, how do you make decisions that are consistent with the co-op’s legal obligations but also make as much sense as possible for the community? Celia will take us through a number of scenarios to help hone our decision-making skills for those times when things are truly messy. In-person and online.

Is There a Grow-op in Your Co-op? – Michael Hackl

It has now been five years since cannabis was first legalized and regulated by the federal government. Join Michael as he examines the balance between an individual’s right to consume and grow cannabis and a co-op’s right to institute controls over production. In-person and online.

Effective Emergency Management – Owen Carnaghan & Chris Davies

When the unthinkable happens, your staff and board need a clear and concise plan to safely navigate the threat to your members and property. Owen and Chris will review the steps in successfully managing your emergencies while mitigating your co-op’s liability. In-person only.

HSA Co-ops End of Mortgage Update – Peter Gesiarz & Caroline Chapman

Learn the latest information available from the End of Mortgage experts. Find out what your co-op needs to do in preparation for negotiations with its service manager and what services will be available from your Federations. In-person and online.

Presenting the New Model Organizational Bylaw – Dawn Richardson

On October 1st, 2023, permanent changes to the Co-operative Corporations Act to allow electronic meetings and elections came into effect. Since then, the crack team at CHF Canada, with the help of their legal team, has been busy crafting a new model bylaw and some optional amendments. Learn all about the changes to the Act and the new model bylaws. In-person and online.

Keeping Your Units Full – Catriona McCallum & Heather Kennedy

Each year, co-ops in Ontario are losing close to $1.5 million by not keeping their units full. Hear from the Agency for Co-operative Housing on how to reduce vacancy losses and save money you could use to improve your property and units. This workshop delves into marketing strategies and procedural efficiencies that will reduce unit turnover times. An introduction to the Agency’s Action Plan and Long-Term Financial Planning tools will ensure your co-op is set up for success. In-person and online.
